It was a very fun ride at the premiere. Million Dollar Listing in Los Angeles Season 15, Episode 1! The real estate market has gone from boom to bust. That means it’s time for LA’s top agents to get creative. This week, Altman and Tracy venture to Orange County to sell properties, and Flagg loses a big deal. Plus, Altman and Flagg get into a fight. Here’s everything you need to know about MDLLA Season 15, Episode 1: “Just When You Think You’ve Seen It All…”

It’s time to get serious! We start with Altman, Flagg, and Tracy discussing the tough market landscape. Mortgage rates are rising, and there’s a new tax on multi-million dollar home sales. Both are frustrated with sellers and buyers. “Sellers don’t want to sell… and it’s ruining our lives,” Tracy laments. “The market is bad.” So the team comes up with new ways to fight the market. Altman has a new office in Orange County, and Tracy also sells in Orange County and Texas.

However, Flagg isn’t letting the market change his strategy. He’s committed to staying in Bel Air and Beverly Hills. On a personal level, Flagg is taking a break from his boyfriend. With his “nasty divorce” last season, he realized he needed more positivity in his life. But don’t let that fool you. Flagg shared that he’s still “arrogant, condescending, a little bit rude, and a little bit crass.” This is the Josh we know and love.

The listing fight has also taken its toll on Altman and his family. A new Orange County office means more work and less time with family. Tracy has her family to worry about, too. Her daughters’ college tuition isn’t paying for itself! That means she’ll be taking on listings that normally wouldn’t. Like an oceanfront home in Orange County that’s been listed for more than 30 days. Tracy will also be co-listing the home with the seller. Drama looming, people.

Heather and Altman know how to get a crowd to come to an open house. And they do it with lots and lots of caviar. The two list a house on Readcrest with another agent, the real estate investor’s wife. It’s sure to go well. However, Altman is up for the challenge. “The house has been on the market for 18 months and it’s getting old,” he says. “It makes me want to sell it even more. The more screwed up the deal is, the more I want to sell it!”

There was just one problem. Flagg was supposed to be on the co-list with Altman instead. He told Tracy he watched the house with Altman only to see it listed shortly after without him. Josh was set to have a chat. But first, Flagg and Tracy watched his acting debut on Days of Our Lives. He was cast as “an aggressive businessman with a penchant for cocaine.” Hot! Tracy gave his acting skills a B.

Back at the open house, Heather and Josh exaggerated a bit about the size of the home. They listed the home as 9,000 habitable square feet instead of the actual 7,200 square feet. The extra square feet included an empty concrete area that could be converted into habitable space. “It’s an expensive 7,200-square-foot home, but it’s not 9,000 square feet,” Tracy noted.

Last season, Flagg tried to talk his girlfriend Carly out of buying a property to tear down and rebuild. However, she went ahead anyway. Now, the initial $10 million projection for her dream home has turned into $30 million. But Flagg has a plan. He has a potential buyer interested in her Beverly Hills lot. The sale would give Carly an exit and a profit to buy something else. Unfortunately, she’s not convinced yet.

Tracy opens a brokerage office to sell a property she’s co-listing in Orange County. She’s not happy about it. She’s decorated a “For Sale” sign with cheap blue balloons that reads “Boy Announced” and hasn’t checked out the $9 million home. However, Tracy is pleased with the number of brokers and potential buyers who have shown up. They’ve provided much-needed feedback that their offer is overpriced. Can Tracy work her magic and sell an overpriced home again?

Then Altman showed up to support Tracy. He had no hard feelings toward her because she was also selling in Orange County. According to Altman, “When the king goes somewhere, people follow him.” It was awkward. Altman revealed that the drama with Flagg happened because the seller just wanted to list him with him. Which shouldn’t have been a problem, except for the fact that Altman “forgot” to tell Flagg. Womp, womp. He said his friendship with Flagg was like a joint listing. Altman said, “He has to do all the work” and “Flag walks away with half the money and has done nothing.” Oh. Tracy tried to get him to talk to Flagg, but Altman wasn’t ready yet.

Finally, we get to a weird scene with Flagg. Somehow, he’s never used a Keurig coffee maker before. After ten minutes of randomly pressing buttons, he pours the perfect coffee. Unfortunately for him, his assistant brings him a Starbucks cup. Ugh. After solving the coffee problem, he turns to real estate with his girlfriend Carly. He receives a record-breaking offer of $16.5 million for her Beverly Hills lot. That’s a profit of five million dollars in two years. She’s not impressed, though. Where will she build her new home? Flagg assures her that they’ll find another property, and that offer won’t come again. Carly tells Flagg that he “wasn’t convincing enough.” Oh, to be rich.

Altman and Heather have their own problem with the Redcrest house. They’ve had to cancel several showings because the seller keeps making short-term rentals. A frustrated Altman wonders how they were supposed to sell the house if they can’t ever get to it. He adds that this may be a short-term solution to help the seller make money, but in the long run it’s just “a band-aid on a wound.” Will Altman and Heather be able to sell the Redcrest house? I have a feeling it’s going to take us all season to find out!
